The AI back office
for every CRE shop.

teez underwrites on top of the Excel templates and past deals you already have — and works inside your texts and emails — getting smarter with every deal you run. No new platform to migrate to, no dashboard required. Spend that time on the relationships that grow your business, not another screen.

AI underwriting for commercial real estate,
inside the Excel you already use.

Teez is an AI underwriting agent for commercial real estate. It reads the deal documents that land in your inbox — the offering memorandum, the rent roll, the T-12, the lender term sheet — and fills the Excel underwriting model your firm already trusts. It writes into the input cells, leaves every formula you wrote untouched, and cites the source document for every number it enters. Same template, same tab order, same house style. Just filled in minutes instead of days.

Most CRE software asks you to migrate: a new platform, a new dashboard, a new way of working for a two- to ten-person shop that was already fine with Excel. Teez goes the other way. The model stays yours. The data stays in your tenant. Once the agent is dialed in on your template you can reach it by text or email, so the sheet is still there when you want it, but it isn't the only door in.

How AI underwriting works
in your Excel.

Three passes, every time. Parse the documents, fill the template, verify the result. The last pass is what makes the numbers hold up in front of an investment committee, a lender, or an owner.

Step 1
=PARSE(om, rent_roll, t12)

Read the deal docs

Drop in the OM, rent roll and T-12, or forward the broker's email. The agent extracts unit mix, in-place rents, trailing income and expenses, and pulls public market context alongside them.

Step 2
=FILL(your_template)

Fill your underwriting model

It scans the open workbook, maps the inputs it found to the right cells in your pro forma, and writes them in. Formulas, formatting and named ranges stay exactly as you built them.

Step 3
=VERIFY(noi, cap, dscr)

Verify and cite

A separate pass reconciles NOI against the T-12, checks cap rate and DSCR for reasonableness, flags cross-document mismatches, and attaches a source citation to every value written.

What it reads.
What it writes.

Documents Teez reads

  • Offering memorandums (OMs) and broker teasers
  • Rent rolls, in any layout, as PDF or Excel
  • Trailing twelve-month operating statements (T-12s)
  • Lender term sheets and loan quotes
  • Broker emails and text threads with attachments
  • Your firm's past deals, as reference points for new ones

Outputs Teez produces

  • A filled pro forma in your own Excel template
  • NOI, going-in cap rate and DSCR
  • Levered IRR, equity multiple and cash-on-cash return
  • Sensitivity tables on exit cap, rent growth and rate
  • Risk flags: unit-mix mismatches, expense outliers, stale assumptions
  • A broker opinion of value (BOV) or OM draft, for brokers

Asset types today: multifamily, industrial and retail. Every number Teez writes is traceable to a page or cell in the source document.

Questions we get
from every CRE shop.

Straight answers on what Teez reads, what it writes, and what happens to your data.

What is Teez?

Teez is an AI back office for commercial real estate shops. Its core is an underwriting agent that reads deal documents and fills your existing Excel model, with every number cited to its source. Sponsors, brokers and analysts each get a version built for how they work.

Does Teez replace my Excel underwriting model?

No. Teez fills the model you already have. It writes values into input cells and never overwrites a formula you wrote, so your pro forma, your tab order and your house style stay exactly as they are. There is no new platform to migrate to.

Which documents can Teez read?

Offering memorandums, rent rolls, T-12 operating statements, lender term sheets and broker emails, as PDF, Excel or plain text. It reads them in parallel and reconciles them against each other, flagging inconsistencies such as a unit count that differs between the OM and the rent roll.

How do I know a number is right?

Every value Teez writes carries a citation to the page or cell it came from, and a separate verification pass checks NOI against the T-12 and tests cap rate and DSCR for reasonableness. You can open the activity view in the task pane to trace any figure back to its source.

Which asset types does Teez underwrite?

Multifamily, industrial and retail today. The engine is template-driven, so it works with whatever pro forma structure your firm uses for each asset class.

Is my deal data used to train AI models?

No. Your documents and workbook content are processed only to return a result to you. Teez does not train models on your data, and under our AI provider’s commercial terms your content is not used to train theirs either. See the Privacy Policy for details.

Does Teez work with Google Sheets?

Not yet. Teez runs inside Microsoft Excel on Windows, Mac and Excel on the web. Google Sheets support is on the roadmap.

How do I get started?

Analysts and modeling teams can start free with the Excel add-in. Sponsors, GPs and brokers can bring a live deal and we will run the agent on it, in your template, in a 20-minute session. See pricing for the three ways to run Teez.

Leave with the model.

We’ll run the agent on one of your real deals, in your own template, in front of you.

20 minutes. No slide deck, no commitment. You keep the model regardless.
